Who does he have to do framing, electrical, plumbing, HVAC, drywall, paint, tile, cabinets and counters, flooring, roof?  

A our most expensive items were AC units (I have yet to spend a single dollar on our tile roofs.) and they could be paid out of the current months rent.

I buy LVP, tile, etc at home depot because you can negotiate with them on price.

Wood tile need in order to reconvey since the lien still shows up? 

The Patio has tiles that show some wear and tear but certainly does not need to be painted or at least I won't paid for it.

Now for example, if there was a half-bathroom already there and you just want to put new shower tiles, toilet, vanity, etc. that's one thing (you could probably get away without doing a permit).

@Laura Casner I did peel and stick tile in a unit and while I know it’s not the same as wallpaper it ended up with wrinkles in it and I’m very disappointed with the outcome.
