People are being more cautious with spending as stimulus money is gone, cards have high balances, many folks are losing their jobs and inflation prices are very high.

I would tread cautiously on this.

I recommend proceeding cautiously with other PMs, depending on their skillset. 

Overall, it could lead to a more cautious approach to buying and selling, with more emphasis on long-term holds rather than frequent exchanges.

If it’s Kennedy funding or a similar company be extremely cautious.  

Other winter weather states I like: Colorado, Utah, Idaho (research this one, many Californians moved there and drove up values, not sure what industries are there to support economic growth).I would be cautious about doing a BRRRR from another country.

As far as Norada, do a search on BP and read who's commented on Norada Capital - it's not good and be very cautious.
