Get a drop cam....that will send you photos/video when someone is in the house.   

@Ericka Grant,We had a similar situation, young girl LOVED the place, signed contract, paid deposit.. then the day after the lease started, she told us her dad did a search, and said there were too many sex offenders nearby, and she wouldn't move in because she was afraid now (she saw it twice in person, no concerns).    

If the value is expired it's possible a new value would be ordered and the whole deal would be thrown off if the value cam back higher.

I use google drive, google sheets for accounting, and an amazing app called cam scanner to collect receipts and scan other documents that I can upload into google drive.

The tenant's lease is NNN and property management fees are considered a CAM charge.

From those 3, I can check FB, criminal and sex offender registry in 2 minutes.

she DID try to offer 9000 for the year and I said no it's 10800. so she agreed to pay 9000 now and 900 each month for the last month's of the lease. also for whoever was talking about market rents its hard when you dont know my area. all of the rentals are dumps. it's terrible. very poor area. small area. drugs have ravaged the town. yes I'm moving asap. my house is in a good neighborhood with 3-4 bedrooms and minimal sex offenders near by. so it does attract families etc. the good rentals are always taken because of the long term tenants.
