. - The 13 unit I went in on has been almost 2 years and still hasn't had the framing inspection passed- All my taxes doubled on my rentals, so now my cash flow has plummeted. - I've had multiple vacancies, including one where the tenant left after a year and cost me $6k in turn costs.

You are hopefully getting good cash flow, appreciation, mortgage paydown and tax benefits.   

No one accountant is an expert in all areas in the tax code, so best to figure out what you want first in the world of real estate and then dive deeper there. 

So many variables can turn a deal sideways from 1 hour to the next - i.e. inspection findings, title issues, contracts, financing issues, taxes, dept. of buildings/local municipalities, etc.I'm glad to hear you made it through the challenges, and it sounds like you'll be able to leverage this experience as you grow your portfolio.All the best to you along your journey!

While we don’t have state income tax here we do have the hurricane tax that comes with high insurance premiums and little real insurance benefits/help when it’s needed.
