I'll be in the market for a duplex/triplex in the $400k range that I will owner occupy and use a 5% down loan.

I did this prior to my R2R purchase to ensure my numbers were in the same range as R2R's projections.

@Andrew C.I have the same questions about it as well.. for example, you now have say 5 leases that likely are all for different date ranges/terms and deposits etc. do you do all males or all females together - I'm assuming this depends on the state you're in?

I would negotiate a price point that is lower - maybe the 10-12% range above "market".

Rents for medium term rentals usually range from 1.5 times to 2 times the normal rent for a place.

Given the current NOI of $19,440 and a reasonable cap rate of 8-10% for a park with park-owned homes and septic systems, a fair price would range from $194,000 to $243,000.
