I had to file a mechanics lien on a homeowner that owed me $600 , he thought I was bluffing and didnt pay .

I'll admit, since I along with the majority of people don't think they are much of a threat, if even a threat at all, option #3 seems like the most logical and best solution.Problem is this, what if the Iranian leaders aren't bluffing.

I bought the property at a Sheriff Sale and typically the flips are just a few months so I often don't even record the deed until the time of the sale.I am wondering if the fact that I have not recorded the deed is what prevents him from filing the lien (or maybe he was denied by a judge or was just bluffing).

Let's all agree to stop lying or bluffing during negotiations and see how well we do...I can picture it now...I look at a house I would like to purchase for $75K but would pay as much as $85K.

Most people either have nowhere to go or think you are bluffing so odds are you will end up in court.

Of course you better have a lineup of investors wanting to do that....if you're bluffing, you may get one deal, but the flow will stop after that.I also go to 1-2 foreclosure auctions a month. 

Please remember to ask for the proof of the other offer amount so you're not bluffed interested something.
