I have begun to look elsewhere. 

Obviously when markets have begun there fall flipping is a very bad idea.

I joined BP about a month ago but have only recently begun really getting into it.

As a Mortgage Banker, I have a pretty good feel for the market pulse here and i have begun flipping houses for this need exactly. 

I've just barely begun to casually search, but I'm really not finding much of anything available in my scenario 3. 

What I've begun doing is cross referencing the addresses from the Tax Assessor documents and using good old Google Maps to at least view the property.

Also, starting an LLC for real estate before you've really begun tends to be an issue of putting the cart before the horse.
