Welcome @Andrae S WigginsThere are REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent. 

Even if you hire a PM you have to constantly coordinate all of this, and next thing you know, every month you are hearing about doing this repair or not, tree branches, sewer system, and evicting tenants.

Leads Management - filter, tag, and create tasks for each lead to arrange them better in your system; for example...there might be 25% probate leads that have the wrong data or new data exist somewhere (the right contact people, a newly assigned executor to the case, etc.).

The city emailed me not too long ago informing me that there was some "system error" and they approved that permit by mistake.

I use this type of system in a ten unit that I own because the cost to submeter each one was cost prohibitive I usually don’t include other items like wifi/internet unless it’s a furnished/short term rental.

Over time, we have developed systems to handle these situations as effectively as possible.

No magic or special system.

A car forum that I'm a part of, and I know the owner of the forum, told me that the dedicated app required constant work and updates as phones and operating systems changed. 

Having local family gave me a built-in support system, market familiarity, and the confidence to manage a property from a distance if needed.
