Since your in New Mexico, what's the architectural style and approximate age of the house?

I grew up in Arizona and attended Arizona State University where I received a Masters Degree in Architecture.

Also, I sincerely love houses, especially old houses and their amazing architecture.  

You do not need any professional real estate certifications to flip houses, however, any training or special education in this field can be helpful, it certainly can not hurt.I had no appraisal, design, agent license, architectural training, or even a contractors license.

Thanks for the guidance on building the "vision" for someone else too, I have pretty decent contacts in the architecture/building industry and can probably get some good feedback and estimates too.For multifamily I initially thought about starting with residential as it would be my primary residence; however I am still educating myself on commercial multifamily and it is quite attractive from a financing and market stability perspective.

We had one contractor ask if we had architecture drawings - No, we have not had the time!  

I noticed some changes.A change in the ceiling, when they actually paid attention to the architectural plans, that made me happy.

These are things that will ultimately determine the maximum size you can build.Also, $0 for architectural fees is unrealistic.

Just graduated from an ivy league in architecture and real estate development.

Find an architecture student who needs money and can generate as built floor plans for you for probably $250. 3D for maybe $400 for a 2k sq ft house.
