I assume you are posting your question as you are not looking for a "stamped" design, otherwise you would have paid an architect or structural engineer.

I used a lot of information from BP, and even went as far as reading the new CA ADU bill, speaking with the congressman associated with it, educating both my architect AND the city on the new guidelines. 

What ever timeline a builder/architect/engineer quote you add 6 - 12 months.

If the contract included a due diligence period that allowed for the return of EMD and the numbers on the deal made sense, then I would request an extension on the EMD and hire an architect or structural engineering to review the area pointed out by the inspector. 

In 2023 they made many changes to the building code so you really need to consult with an ADU architect that knows the code inside and out.

I talked to an architect today, he said he can take original plans and transfer it onto a permit plan sheet.
