I walked all the nearby comps, gave the seller my opion/list of what his property was "missing" (fenced yard, light staging, add a 3 board fence panel and landscaping here...) and advised him to get a surveyor to mark the lot corners...The previous agent had not suggested they get a surveyor to mark the lot corners when he bought the property to flip....there's a chance the house or driveway may encroach the neighboring property.  

As soon as one violation is discovered, send a Notice To Quit advising them to stop/cure within your state's time mandate (mine is 3 days) or vacate the property.

I would have advised you against an LLC, most likely, contingent on your attorney's legal protection concerns.This is assuming that by "we" you meant your spouse.

Here’s my honest advise; consider studying for and obtaining your real estate sales license, and obtain a part time position with a real estate agency that will provide training, guidance, and oversight.  

If not, I would advise researching this strategy.
