Document very well, capitalize adequately the name of the series that is doing business. 

I want to note, and this advice is not unique to Lifestyles Unlimited, per se, but there are a lot of newbies that go through these various courses, do the 20-100 hours of course work and then feel adequately prepared to start hunting for deals with investors money.Remember, just because it is real estate does not mean there are not major risks.  

Chicago basements/adu's are so tough to understand.Have you had any instances where some areas were slightly under 7' and inspectors made the owner/contractor rip out the floor because it was not adequate?

This might be adequate for whatever you want to do with the property, but offers less protection than a General Warranty Deed that would offer truly clear title.Not legal advice...

You really want to make sure that the land you are buying doesn't have any major constraints that can't be overcome, or even if they can be remediated, at what cost, i.e. environmental, soils/geotechnical, adequate access, zoning, etc. 

I just responded to another post that was similar to yours and what I will say is that this post would be a novel if I did an adequate job on each point.

Unless there is a crazy year of inflation, this is adequate rent increase.
