I have been doing construction my whole life so the work is not something that I am worried about.

From watching the market and myself investing in Bryan/College Station, people are still renting out these properties nicely.They can be leased as a whole or rented by the room and are usually in great areas, close to the university, grocery stores, and restaurants.

If you reduce to $2,300 and are able to fill the property faster, yes, you are "losing" $100 per month, but even at that rate, it would take two whole years to equal the loss of the $2,400 vacancy month.

I ended up closing on a duplex house this week with the intent to rehab the whole place.

You borrow at 8% or 9% and lend out at 9.9% or 10.9%.Maybe you can borrow the whole purchase and rehab of the property.

As if one part dies the whole thing is dead.
