sales commish  loan fees on new loans etc etc.. seems knee jerk to me.. but hey I am not finding those issues with Vegas LOW property taxs some of hte lowest in the country and unlike FLA and TX very low insurance because limited to know real issues with bad @$$ storms like those other states. 

I assume Vegas is just as hot as your part of Texas and an expensive ac unit is $6k.

I do that with a Vegas prop and we get basically double the rent and its A class so no need for PM. 

Vegas has pretty tight restrictions on STR it would be interesting to see how many homes are actually available to purchase there. 

really depends on the state.. for instance OHIO is one of the safest the judge wont confirm the sale unless everything except irs is taken care of.. you just need to know if its a first or second.NV is another pretty easy one at least Vegas. where the sales are handle downtown there is a title company right there and they run title on everything that is going and offer a hand out to any bidders just ask for it..

Vegas is also a short flight away.
