When it is a new development, it isn't uncommon to see someone use the date the Certificate of Occupancy was issued - perhaps that marks the "ready", but it still might not be "available".So you can certainly have a property in service in a given year, but not actually have any rental income - but certainly your facts and circumstances are much better if you can actually get a tenant in there, that (should) shore up your defense on that question ever coming up unless you are playing weird games just to get a given in service date for tax purposes.

(Note that this is the typical arrangement for Airbnb rentals and other temporary rental-type properties.)Rental property used on a transient basis is depreciated over a 39-year period, not over 27.5-years as is the case with longer-term residential rental property (LTR).

Having said that the tenant did pay for them and they were temporary and had them done by a professional and will pay to have them removed when they leave (they've been there almost 10 years at this point).If the PM told the tenant they can have the repairs done, have your person go and look at them to see if they were done properly. 

For example, if the loan is strictly for a business purpose (non owner occupied) or temporary financing (e.g. construction loan), referral fees are allowed.

As soon as allowed by Authorities, We have several Teams going into NC, SC & TN to setup temporary shelters (TH/Fema Trailers), Food & H2O, Chainsaw Crews & Cleanup Crews, Gen Crew (electricians) & Etc..

I'm at a point where I can afford almost anything I want, but I still have to consider whether it will really bring me joy or if it's just a temporary impulse for a shot of dopamine.
