Cozy was "good enough" for awhile but the lack of a mobile app and multiple tenants having issues setting up payments, etc caused me to look elsewhere.

Hey everyone, I'm new to real estate investing and in the process of setting up my LLC in North Carolina.

They're basically two different skill sets and it's fallacious thinking to assume you can do one because you can do the other.

As a side note, those students just closed on 300 units and are in contract negotiations for another 300+ unit deal as we speak. 

Should I set up a trust first, then move the LLC and properties into it?

I agree with @Aaron Zimmerman—setting up your chart of accounts to align with Schedule E/1040 or 1065, depending on your type of entity, will again take some of the heavy lifting come tax time.

I was happy to eat out, but there was always a side dish of guilt that came along with it.

Ensuring compatibility among tenants, setting clear rules, and having a solid management plan can help mitigate conflicts and turnover.

I’m a DIYer who is really needing an extra set of hands for most things.
