Solar panels and backup battery system installed in 2022, I have a loan for the system so that would eat into any sales.I'm in San Antonio, Tx.

My property is in San Jose, CA and would be worth about $1M and the above insurance is at the same level as my homeowners and costs a little more (about 7% more).

I wanted to get your input on a potential investment opportunity I've come across in San Antonio, TX.

If i lived in San Jose, the first RE investment that i would consider is a local property with an ADU that had distribution on the lot that would allow a profitable lot split.   

His use case was a couple of unleveraged properties in southern CA one being in San Diego and the other in Riverside county.  

I can definitely see how going 100 miles south towards San Diego can give me greater perspective into out of state flips.I can agree to disagree that the best contractors are not found on yelp.

San Jose did as an example and there are a few resources they've put out.
