We immediately replaced the entire roof with money we received cash-back at closing, rehabbed all of the common areas (lobby, hallways, cafeteria, entrance), rehabbed the 3 vacant units, addressed the landscaping, resurfaced and lined the parking lot, implemented third party management (Vic Green Realty), and added a $25/m utility bill-back.

We do not want to resurface all the floors if we can avoid it. 

She was responsive via email at first, then ghosted us for awhile - resurfacing in June.

Right now it is destroyed and I plan to take self leveler to resurface it, then throw horse stall mats overtop to absorb some of the shock and sound.

Then installed new vinyl floors, fixed broken plumbing in the master bedroom, installed new fixtures, brand new appliances and resurfaced the Formica countertops.

Usually you end up strpping all of it as you will have a hard time matching tiles. ...These days, the match of the tile exactly isn't such a big deal, if somebody is going to be doing a re-surfacing.
