It's sometimes a little tougher to get one on an investment property vs. a primary residence but If you can get it I would strongly recommend looking into it.

Are you able to move into the property and make it your primary residence?

Repairs made while the property is your primary residence are not deductible, but improvements can increase your cost basis, reducing future capital gains tax when you sell.

It's a quirk that very few areas of the country have.Both the city and county have their own areas that have Section 8 residents, but the Housing Authorities that handle the programs are different. 

The parent must file a gift tax return annually, and any remaining balance is included in the estate.If the home was your primary residence for at least 2 of the last 5 years, you may exclude up to $250,000 ($500,000 if married filing jointly) of capital gains from taxes.

Would the buyers/borrowers be purchasing with the intent of putting a mobile home on the property and making it their primary residence?
