After we moved into the coastal house, we filed for homestead to be ported from the old house to the new house for 2024.

I went to the courthouse in Prince William County, Virginia and the clerk at land records told me that I cannot file this affidavit because the seller did not sign the affidavit.Any thoughts?

And we're planning to build a 2800 sf house consisting of a 2000 sf 3 bed 2 bath main house on the ground floor as well as a 2 story attached 1 bed 1.5 bath ADU (400 sf ground floor and 400 sf 2nd floor); plus a decent size one car garage and a car port.

My goal is to convert it to an 1100 sqft second house (which it looks like anyway until you realize 70% of the square footage is garage space).It will have it's own private driveway, car port, and a fenced yard to separate it from our part of the property.Our goal is to create a mid term rental for traveling nurses. 

I invest more in the palm beach and Port st lucie area and the market is hot with offers being sent without even looking at the properties.

Since beaches aren't extremely common in the sense of white sand and surf but tend to be rocky, it's not all about being on shore front; however, close to coastal attractions like Bar Harbor, downtown Freeport, and other tourist areas like Kennebunk Port will drawn in larger crowds in the summer months.
