If we buy a building in a great location for an amazing price, I know my investors will be pleased in the end.Best,WOW, that's a huge building I can see why you say its more of a ship than a building.what were some things that you looked out for in the buildings that you pursued or may a key factor that helps to give you a better grasp of the deal or it potential.

Yes it is entirely possible to invest in an area by never visiting the area but if people are planning to have a huge net worth tied to a specific city, you may as well spent the money to visit for at least 3-4 days.The trip doesn't necessarily need to be all business.Plan the trip appropriately - tell your contractors, tenants(if you want), property management companies that you will be arriving ahead so you can meet with them.

The only way to avoid a lease up fee entirely is to show it yourself, screen the tenant yourself, and if you are doing those two items, you may as well manage it yourself.
