The last 10 -15 years have seen the introduction of many products that have made it much much easier for marginally qualified and even unqualified people to enter the arena as real estate syndicators.  

The profit margin isn't that high, but I see a lot of people seem to be doing this in the area now.

If you happen to fall under category 3, chances are you will hit a home run and out perform LP investments in syndications by a wide margin.

If you want to do this investment because you think investing in NY has long term profit margins that out of state rentals don't have, then I would open your mind to purchasing an even BIGGER building.

Often times moving too fast with a limited margin for error can be a breeding ground for bad days ahead.

Banks can set the margin but in most cases you will see WSJ Prime +1%.
