I am in the process of putting together a deal with a newbie community owner who is giving up because he didn't realize he needed a dealer's license and relationships with manufacturers to fill a community, let alone a sales force and a captive finance company.

Be careful listening to wheeler dealers that put you into a financed corner or partnership with systems, like I've said before, figures lie and liars figure.

Find a good local dealer, see if you can get contractor price, 5-10% off.

Best way to figure out what rate you should put on the note is to talk with note dealers and see what rates are being purchased.Allen Fletcher
