These institutions might be more flexible and willing to work with your specific scenario.  

The seller in our case clearly knew of the issues since they had an inspection done before I closed the property but failed to provide us with the report anyway.I am thankful to have discovered the brave folks here at BP who have shared their stories.

@Mark Alford I see a few lending institutions that I’ve worked with in the past that are offering this.

My assumption has been DSCR is the main driver, coming from my institutional experience (larger deals) we usually target a 1.2 and over DSCR.

All lending institutions operate the same at the end of the day.  

I’ve come across options like the Institute of Real Estate Management (IREM), National Association of Residential Property Managers (NARPM), and Certified Property Manager (CPM) programs, but I’d love to hear opinions on which have been the most valuable in practice.Additionally, any recommendations for resources, books, tools, or online communities that have been helpful for day-to-day management would be appreciated!
