It like people wake up, just like the groundhog and feel that spring is just around the corner. 

If I can find something like this that appears doable even with 0% down then I have to imagine other stuff will come up too so I think this can still be done, just have to get stuff at the right price.  

Open to being a full-time agent for sure, but imagining that could take some time to replace my current income.

I live on the other side of the country - 3 time zones earlier than my STR, so when I have guests staying, I wake up about 6 AM my time to check my phone, to make sure I see any early morning messages or problems.

I would imagine the bigger loan origination companies out there who underwrite like robots because they are lining up the sale before closing  will be the exception and require those docs up front. 

Imagine a $185K income earner ($100K after tax) having a $600K mortgage.

I can't imagine flying out there for a day or two with a hotel can cost you $10K.Flying out there is like you paying for an insurance. 

Imagine if landlords did this to tenants (and I know some do...I'm responding to another post like that right now...).
