I have the spreadsheet.2-parts: First, take a big step back from things with properties, clear head, go golfing, fishing, whatever just "clear the deck" of everything.     

I have thought about pivoting from my current career (industrial construction) to a W2 real estate career to further grow my knowledge… my side hustle is actually captaining a charter fishing boat which has always been my life passion and dream career.

I thought bandwidth had something to do with the internet, rinse and repeat had something to do with dishes, and scale had something to do with fish.  

For us, we know that (appraisal/FHA loan fixes/it's a stale listing (insert another problem) can be a killer for a deal so this way we can make this deal happen quickly and move on to the larger fish.

There are extremely advanced pm systems, but if the scope isn't significant then sometimes it's easier to work with some smaller fish.

If the biggest most experienced fish in the market can’t hit a normal timeline it’s going to be incredibly difficult for a one off build with no experience.

@Skylar Jennings there are sellers who FSBO at ridiculous “make me move” numbers, fishing for a buyer out there that will pay too much.

Guess I'll have more opportunity to ride my jet skiis and go fishing!
