Law websites like nolo and others have said if the tenant in NJ has made partial payments then you have to give them 30-day notice before you begin the eviction process.

There are a lot of websites that offer the course online, or if you have a college near you, they also typically offer a class that satisfies the pre-licensing requirement.

This is going to become a bigger problem if the economy slips into a recession.
