Just curious if you find it makes a difference updating your photos on a somewhat regular basis or tend to leave the STR photos the same once you have somewhat found a sweet spot?

I may look at out-of-state investing in the future, but I think good deals can be found locally (which I think you acknowledged). 

It is usually difficult to take money against it from the bank, it might not be a 1:1 value add - meaning if you invest 100k into an adu it might not raise your value by 100kThat being said, it can be pretty lucrative especially in expensive and sunny CA - since building lots are no where to be found and existing real estate returns are very poor.My partner builds these units.

The only inssue is that i have not found many people in the area that have done it and would like to ask if any one here has done ADU's in Orange County or Long Beach and has it been worth it for you .

I haven't found many here.

I’ve found a duplex that seems to be in good condition, with both units currently rented out.

I found my second phone on Facebook Marketplace pretty cheaply for $60.

On top of that, we have found that homes with a great view (forest or lake view), or proximity to the clubhouse tend to book better.
