I am living in Columbus, OH so the property looks beat up and covered with moss but its a classic rehab.But there is a problem.....It's has an "Open Violation of Condemnation" and about 19 different violation to fix.

In fact I agree with Gordon Moss' theory that they are both very much complementary and owning both is a good thing.

@Christopher Moss obviously it's a legal question, as @Wayne Brooks said you may have options to try to enforce the contract but with the dollar amounts being so small I'm not sure it's worth it.People have sometimes, in this circumstance, recorded the P&S as a way to try to block the seller selling to someone else, but the clerk may not allow you to record a non-notarized document.

@Steve Vaughan thank you for your advice would you be willing to moss on some companies or management groups you have enjoyed working with?

I have been studying note investing over the past several months through books (Jimmy Napier, Martin Saenz, Josh Andrews, Dave Van Horn, Gordon Moss, etc.), podcasts and BP forum posts.

There are areas on the exterior that have raised shingles where the nails have worked there way loose and causing the shingle material to be raised as well as moss and debris present which can allow for moisture issues on the interior .2. 

The house I'm considering adding on a third br is in LG, but the ADU is in Moss Landing....
