If you do not like showings and you are DIY landlording, then I'd suggest an open house ... that's only one showing and if lots of people are there at once it can drum up competition.

,I think it depends on your portfolio, but my friend has over 100 houses, doing 5 or 6 additional flips a month and still doesn't have a full time crew.But this same friend did create a company with a master plumber to do all of his plumbing work and if he doesn't have work for him, he can go drum up work from elsewhere but that's almost never necessary with 100 houses and 5 to 6 flips/month.

They are holding broker open houses (during the week, since brokers are showing houses on the weekend), they do other marketing besides the MLS, they network with other brokers/agents (again, during the week), they drum up buyers themselves to show the house to, they do print/online marketing, etc.
