Very cool to see, and I definitely agree with many of these.

Then again I always pulled out any carpets from my rentals which definitely helps.

There are definitely areas where you could repeat a similar strategy but with even better cash flow.If you’re ever looking at growing your portfolio elsewhere, I come across off-market deals that could align with what you’re looking for.

You'll definitely need more time to get things processed.

That additional review layer definitely can add value in oversight and deal selection.

I know for the forseeable future I will be based in Quantico, Virginia but I am definitely open to out of state investing!

@Charles Evans, definitely keep all paperwork associated with your tenant (lease, receipts, etc).For expenses that are not split per unit but are for the entire structure (utilities if not separately metered, mortgage interest, etc), keep a record of those payments so your tax pro can deduct a percentage of them for the unit you're renting.

Definitely worth factoring into your strategy, though
