It might seem like a kindness to provide a printer to a traveling professional, but until they invent one that works on every device, every time; that doesn't need paper at two in the morning; and has cheap toner that refills itself, we will pass on that amenity.I am sure there are other examples for all 4 quadrants, but like @Allen Duan wrote the important thing is to look at amentities through the lens of the end user (with an eye towards the "competition").

The fix was in, the regulatory agencies turned a blind eye to the theft of person's homes and the financial ruin which resulted. 

But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want. 

Once you narrow down your markets, you can keep an eye on the markets and become attuned to them.

@Namal Burman, your post caught my eye because I had a former client-now a good friend-who found herself in a similar situation.

We are so excited to see this through that we generally don't give it too much thought, since we have our eyes on the big picture.We definitely have an affinity for Florida and plan to keep our eyes out with what R2R is doing once we see this through.Again, to others considering this, I can't give a definitive "Yes, this is an investment everyone should make." 

Recommend:1) Speaking with a landlord-tenant attorney about your options2) Keeping an eye on the property -> ask your old neighbors to do so if you are too far away.3) Try to do a surprise visit to catch who else may be staying there.

If I could rewind 7 years, I would’ve personally scooped up another property near downtown...prices were more forgiving back then.All that said, I’m curious..if you were getting back in the game today, would a condo with strong amenities but an unpredictable HOA top your list, or are you eyeing single-families for that full control?

I've always managed my own properties but am beginning to open my eyes to the fact it may be better to have it professionally managed and focus on my investments more.
