They had a really good 4plex before Christmas, but I know that one is gone.

-Have about $30k in savings and usually able to put $2k in savings every month unless I'm paying for some other expense like a vacation or Christmas presents or an emergency-I have no other means of retirement accounts (no 401ks or anything like that)Where we live now, we know it wasn't going to be our "forever" home.

In the SNFs as the only full time SLP, I get to have Christmas and New years off this year, a once every 5 years occurrence!   

As soon as we found out (during an inspection last Christmas time) we told him to stop this and not to do anything more unless he asks permission, He did these upgrades under the pretense of "purchasing the property at a later date"

Even an old development - Pecan Grove (we always drove around there at Christmas looking at lights) - had a levee, which I hadn't realized at the time.  

If it were me, I would rather be on the market between Thanksgiving and Christmas than the 2-3 week lull we see in August.

So I was a little too understanding translating the time line into contractor time, which is 2x longer than normal people time.The owner of X, had mentioned they'd be done around Christmas.
