In addition, you want a separate bank account for the rental property to separate it from your personal accounts.

They should pay just like someone on a regular lease pays - cash or equivalent into your bank account. 

The other hurdle many run into is that you need to have funds to close and cover reserves in a US based bank account.  

@Eric Huntermark Unless you're already independently wealthy, a conventional loan product (assuming this = bank/credit union loan), is going to probably be less attractive for you and most banks/credit unions don't lend to flippers.

Getting to the point of why I am here - It seems I have the ability to open an HSA at any bank that offers them, then do a rollover from Optum for $20.

Our strongest case is that our bank appraisal says it should be much lower.
