But in my mind that's your best case scenario, take your profit at the beginning, maybe buy a couple of the houses at a discount on the back end as rentals if it works out, but for sure I wouldn't want my profits for improving raw land tied to the final sale of the home unless I was incentivized to do so.

All other things being equal, pre-constructions are mathematically (much) better deals because you pay (much) less, assuming again that you're not overpaying, as a discount on an overpriced property is no discount.

Keep in mind turnkey companies do get bulk discount from their subcontractors and vendors, some company pocket the discount for themselves, some company pass onto the discount to their customers and offer a great price.

Just a FYI be prepared for it to sell at a discount,Jay- I have seen people buying land notes for 12%-15% yield which is CRAZY and they are going to eventually lose their shirt once they go into default and the land value is repriced.Thank you for the info.
