In every deal there are issues to work out and it's up to you to decide if you want to resolve the issues or move on to the next buyer.

Make sure you are aware that the STR rules do not change in the locality you are interested in, also make sure you have Long Term Rental or MTR as an exit strategy if STR does not work out

Usually people have an exit strategy if the STR does not work out and can transition to LTR or MTR

I am looking to invest in C+/B- areas for cash flow in Detroit.Last market which did not work out was Denver-everything is extremely expensive with little to no cash flow and minimal opportunity to value add and even with that little to no return.I picked Detroit cause I lived there for several years and still have family in Metro Detroit so make a trip there every year.Any thoughts on TurnKey companies that find wholesale deals, potentially help with rehab and also have PM's to manage?

I like knowing the Bank President personally and the head Credit officer makes a huge difference with new deals and or if we need a minor work out..
