I believe Airbnb and Vrbo dont do credit checks is this right?

I suppose if we had hundreds of loans out, this would be impractical.

Since most people who are not actively seeking a sale are not motivated to sell at anything other than a top of the line price, this is going to be a numbers game of x thousands of contacts for every potentially doable deal.  

I imagine those renters will fill it and then not access it much, so it shouldn't be a bother to your tenants.

I like the way you are thinking, but it's a little apple before the cart although you seem to get that you need experienced partners to make this work.
