I used a faucet as an example because that is an item that normally breaks down first and often observe customers walking down the fixture aisle at HD or Lowes looking for the least expensive option, whereas purchasing inexpensive tile or other cosmetic items won't necessarily cause maintenance issues although I would argue will cost you revenue (more on this below).

So again, you can make it work, but you really have to look at the numbers carefully and I would argue be more conservative than before.

If they say "it's to cover marketing" then I would argue they probably aren't professional and just charge it because they can.The leasing fee is charged per door, meaning you will pay it every time they place a tenant in one of your rentals.

However if you were able to see that there was moisture in the basement and that they had humidifiers running, then it may be a tough case to argue that these things weren’t disclosed when it would have been obvious there was an issue with a basic visual inspection prior to closing.

If they want a separate account, the should be able to open their own, not with you, that account might be ABC 1325 LLC, check with your accountant.
