If you want less competition you will need to get property that is more distressed (and you will still have to pay up over the flippers who want those), or you will need to search when no one else is searching.....ie both of my SD properties were purchased between Thanksgiving and Christmas (when everyone else is celebrating you need to put in offers).   

He is solid, I was hesitant too at first, but the value is absolutely there, just have to put in the work and stay consistent with it.

Exactly on the MLS listing in our market there was a field called BAC and that is where you put in the commish that your offering to a buyers agents.

You just go to a search and put in "Nebraska Attorney General Complaint"  for instance if you are in Nebraska.

The biggest hurdle I have with convincing ppl to househack is they feel like they 'deserve' to live alone, they've put in the time with roommates in college, etc and they wanna feel 'grown-up'.

The standing plan is to put in mini splits in each unit once the existing furnace finally dies.  

By the time I got to that point the cost and time involvement was so high I decided it was a distraction to what was already working.  

All 4 of us have different mental health concerns because we were put in the pipeline from a company called Telamon via the local VA medical center. 

You will see that this is a pretty tight knit community and you will soon find yourself surrounded by the right people if you put in the time and effort to connect with people.
