It is aweome living in Idaho, and sounds like you have had a lot of great memories and experiences here.

The hard money will probably be 10-15% plus 3-5 points for a deal like this.

When I think of the amount of cash flow that I could get from each ATM as compared to the initial bash flow from even a $300k rental, it seems like its a good way to go.

Interested in a meet up with like minded investors on Long Island.  

Then the new owner would call and want to remodel again becuase they didn't like the design or colors, Lol.....
