While there are some general contractors out there that are great project managers- most are construction managers at best (they understand what needs to be done in what order to complete the project- which is also vital!).

On the roofing alone you gave zero specs.  1 layer, 2 layers, 3 or more layers are you doing a recover or a replacement, how old of a place does it have current decking or cedar shake, how much wood needs to be replaced is this just roof or you doing gutters/downspouts as well if so how about facia and soffit work, how many squares is it?

i'm talking about the general 12mil wear layer kind.I just saw this rental listing on zillow, and its hardwood floor is scratched to hell >>  so I question whether LVP can even hold up.
