I was hooked, and I haven't stopped learning and growing in this industry since picking it up a little over a year ago.

I think the strategy here is to actively pursue off market deals -- before I got my current deal, I was starting the grind of driving around, picking houses that looked like they may need help, pulling ownership records, and would have been mailing and/or calling to see if someone would sell.

You need to pick a strategy and a zip code in Charlotte to focus on because it’s very large.

The saturation does give me concern, as it will be hard to make sure the property stands out from others when it is so far away from home without significant time and effort to keep up on theming, not to mention that you are at the mercy of your management company for some of the placement.With respect to rates, I have no delusions that the rates will come down, the refi is more a protectionary measure to make sure that we do not end up upside down on a mortgage if we just pick an arbitrary number and say, put 40% down on the property at 8%.

Might be a good idea picking up some EXP stock or HOUS stock on this news.Brokerage stocks are going to get trashed. 

The guest wouldn't have to pick it up in town. 

Going back to my original question...and I'll try and simplify it even more and I'll even pick an exact number.

You can still pick a business name out of thin air and tell your tenants this is the name of the company that manages the properties.
