However if one does redeem the mortgage goes back to original amounts due ( IE drop bid goes back to total amount due) also all junior encumbrance's re attach.So in our state it rare as hens teeth that anyone redeems and its the same in other states ( I can't mention ) were I buy courthouse steps...

If it is paid off or has a conventional he maybe able to swing it as he could show it would allow him to improve his financial situation to rent the old home and have a duplex to rent one side.Be upfront with your lender and this is not a deal for a rookie to cut their teeth on.
