Do you have a more reliable source for rental comps in the area?

If I was to move on OOS investing I would certainly plan on multiple visits to the area while building a reliable team on the ground.I'm currently absorbing all of the information I can get my hands on, so i'm sure i'll be posting lots of questions.

Find a reliable partner with credit/income/assets

My agent sent me a list of comps today for the area, which was helpful since before I had been relying on realtor.com and other 'sites' that aren't the best for reliable data. 

I just don't find an email capable of conveying trustworthiness and reliability like a handshake and face to face contact does.Please tell me your experiences and what you think!

@Drew Eldridge I am a general surgeon who has always loved real estate but haven’t had time or money until recently to invest.

I really don't know more than the basic safety and mitigation approaches for asbestos, but I would look closely at your tenant's overall situation, how reliable they seem, and if they have a history of causing issues.  

Where can I get reliable data?
