It's always smart to talk with others active in your market to get a real understanding of the local situation. 

Scott Scheel has a good course about commercial real estate, but he concentrates more on apartment investing in his course while he is actively buying retail buildings and not apartments.The loan default rate on apartments is 58%, so before you buy an apartment building think why is it so high.Another avenue to consider is mini storages if you want to own real estate, the default rate is only 16%.

So even if there are issues, they know I am actively working to solve it and not blowing them off.

A few lesser names out there like RealNex have some features, but honestly didn't find much value there outside of their listing platform if you're an active broker in that space.

There are "hot" markets where PMCs can just put a rental on their website and get acceptable activity.

I'm definitely getting more education and investing in more liens, not only for passive income but as a vehicle to acquire properties as I've come a long way in my investment business and do actively buy and sell houses.

I dropped the rental rate last week and it is now below market rate but there are currently lots of active rentals on the market.
