And I saw an article last week that had Jacksonville climbing to, "...number two in the nation for hottest job markets according to a new analysis by the Wall Street Journal and Moody Analytics.

A better plan would be buy it for 500k, fix the kitchen/baths and paint the exterior/interior and then try the refi about 8 months later.

I currently have a 3 bed 2.5 bath LTR and am intending to convert it to an MTR.

If you can't run comps on your own or with a member of your team, use Zillow or Redfin or your favorite agent's website (mine is adam-davis.remax.net for example) and search for the criteria (bed/bath/sf) of the property you're looking for, or search for the address.

We have a "side yard" exposed to the street that is about 1500 sq/ft and not being utilized (currently there is a large mulberry tree that would need to be removed).

I moved from Kentucky to California about a year ago so I can tell you Cash flow varies significantly from state to state, city to city and even street by street.
