I have a possible wholesale opportunity on a home that is located on a busy street next to a gas station.

They mentioned taking donuts to the local HD/Lowes etc where ever there's a free coffee station to attract contractors.

Here a 1 acre to 1.5 acre can go for 700,000 to 1 million from a restaurant,gas station,pharmacy purchasing the land to develop.So don't just look at the building in this deal.I am always looking at a property from multiple angles that the seller doesn't know or thinks about.With that said you don't pay on potential but the current numbers.It's a given in my area that newer buildings (large complexes)will ALL be metered out.The landlords want to pass on all utility cost to the tenant so that rent margins and cash flow is protected against inflation with commodities.

My first was while I was stationed in Alaska headed to Arizona and my second was done in Hawaii where I am currently at now.

Think Nolensville, Arrington, College Grove, Thompsons Station, Fairview or even Franklin if something under $200k exists there! 

They often produce steady income because as you know, military members don't necessarily want to buy a home at each new duty station.

I'm thinking about a buy and hold opportunity for a luxury town home 2 miles south of Texas A&M University in College Station TX.

Make flyers and post them around town (gas stations, supermarkets, etc).Make signs with a brief description and your phone number and place on the property and busy intersections near the house but check with your local authorities first because they can be a pain in the ***!
