miami you can build at the same cost per unit and sell at the same cost per unit in south miami dade in homestead, florida city right now. there are 10 different zoning and entitlement loopholes and lots are available from 75k-130k. miami does not have that old of housing stock it has more new deliveries than probably 95% of the state of florida. what are you talking about?

@Bennie Smith there's two parts to that:1) We take on properties all the time and do a TakeOver Evaluation Video that we share with the owner.- Many of them have no clue of the actual condition of their properties and a decent percentage want to then sell.2) We have owners we terminate, that don't want to spend a penny maintaining their properties.

Same as @John Underwood, @Diaz Principe Nicolas.I would love to get more off season bookings but there ins't much call for a iced in lake house with a foot of snow on the ground and the lake being frozen over.It is fun to see how many turkeys end up on the deck and to watch if wolves use the frozen lake to move around.
