I think @Jason DiClemente is spot on with what he said.

When I started I did not care one bit about Net Worth as I wanted cash flow Properties and the more the better.Now clearly my plan at the beginning worked out just fine but I could be in an even better spot if I didn’t waste extra cash on a remodel that could have been another unit.

The vast majority of private Landlords have no clue what they're doing whereas a professional knows the law, can spot red flags, and can find you a quality renter.

@Roemeo Barnette, I’ve been through variations of this same scenario with several clients over the past decade or so and the other posters here are spot on.

Too big for me to buy, but maybe I can sell it as a platform or something if anyone’s interested.Will post in the appropriate spot, but figured I’d mention it here and say that from what I’ve gathered from above, you need these types of proprietary deals where you can get creative and thoughtful to generate the returns.

Update:According to the inspector, the roof needs to be changed out soon because the shingles are cracked, some spots are showing the foundation that it is glued onto.
