I don't plan to buy in rough areas, but the question often comes up in my network of professionals (as I am a social worker in my day job).

It could be something going on with culture or social norms.

I did a BP meet up got a lot of people there but I don't think much was done.. it was more socializing and making contacts.. not really that much of a learning environment like Rarebird is.

Usually it will not be worth your time, effort and cash to chase them for breaching a lease.That said, we still use annual leases on student rentals, particularly student houses, as it does seem to help maintain the social cohesion of the housemates (this is antidotal observations of our student houses only).  

Where you are operating will have some impact on the information you may request and should expect.Here in Canada, we may ask for an applicant for their Social Insurance Number (SIN)  {our equivalent of an SSN), but we cannot require they provide it.  

I was able to figure out what she looked like from googling the phone number and finding her on social media, she actually showed up to a rental open house we had after that drama, fortunately they left without saying anything.  

Wish I could remember what items the rental inspector specifically looked at, because I had 3 different inspections (2 social services + rental) each looking at different things.

I have mostly rented to people who are somewhat connected to my social network in my small city.

Where it is advertising on those social media platforms, funneling prospective sellers to my website, I would like to bring in distressed home owners to the sight where I could purchase the home.
